Coordination with Vacant Space Leasing Agent
Tenant ShowingsYour JMG Property Manager will be an active participant in accomplishing the leasing goals. We can support the leasing agent by supplying a site plan, space floor plans, site information, access keys and other physical plant information required by the leasing agent to effectively "sell" the project.
During the time period when the leasing agent is initially showing a tenant space, the Property Manager will be readily available for tenant meetings. Our efforts will focus on:
- Explaining Management company's staff and operating approach
- Explanation of operating expenses and services
- Supplying information regarding other tenants in the project
- Maintaining vacant units in a clean "rent-ready" condition, i.e. store front clean, walls painted, and carpet cleaned.
JMG is actively involved in assisting new tenants with their move into the premises. Our goal is to have the tenant occupy their space as soon as possible. Some of the key areas we emphasize are as follows:
- Coordinate the construction of landlord required (if any) interior improvements in the shortest time period possible.
- Respond promptly to miscellaneous "repair calls" relating to the building shell which occur after the tenant moves in, such as HVAC, door hardware, signage, etc.
- Respond professionally to questions regarding the lease such as specific tenant responsibilities versus landlord common area responsibilities.
